Terms and Conditions
1. Use of Premises
The tenant will occupy the premises for their intended purpose without causing nuisance or annoyance to occupants of nearby property.
The premises may not be used by other persons, except by prior agreement with the owner. The tenant is not allowed to sub-let under any
circumstances, even for no payment, and the agreement will be cancelled if this occurs. The full amount of the rental will then be retained by or due to
the owner.
The premises are rented for the purpose of holiday accommodation to the exclusion of any professional, commercial or craft activity of any type.
The owner will deliver the premises as specified in the description and will maintain them in good order.
Windows and doors must be kept securely closed and locked at all times when the property is not being occupied.
The 'Old Stores' is a non-smoking property.
Pets are not permitted.
The maximum occupancy at the 'Old Stores' is 4 persons. Additional persons, except babies in cots, cannot be accommodated NB travel cots must
be provided by tenant. The owners reserve the right to terminate the rental without notice and without refund for a breach of this condition.
Bookings from persons aged under 18 years cannot be accepted.

2. Inspection and Inventory
The Tenant has seventy-two hours in which to check the inventory displayed on the premises and inform the owner or local key-holder of any
discrepancies. After that time, the property rented will be assumed to have been undamaged on the Tenant's arrival. An inspection will be made at the
end of the rental period and if any damage is observed the tenant will be informed within one week.
The tenant undertakes to return items listed in the inventory to the places they occupied when the tenant arrived.
The owner is responsible for informing tenants of any changes to the advertised property.
Tenants are responsible for informing the owner or local key-holder as soon as possible of any equipment failure or breakages in the property (ideally
during the rental period) so that arrangements for replacements or repairs can be made.
The owner or local key-holder shall be allowed right of entry to the property at all reasonable times for purposes of inspection or to carry out any
necessary repairs or maintenance.

3. What is included:
- Bed linen e.g. pillows/pillow cases, duvets/duvet covers, sheets including waterproof on single beds, extra blankets,
- Routine cleaning of property.
- Laundering of bed linen
- Utilities i.e. water, electricity, gas

4. What is not included:
- Towels
- Cots, highchairs, stair gates, fire guard

5. Security deposit
This is set at £100 and is payable with the final balance.
The owner may immediately cash the security deposit
The cost of any repairs, excessive cleaning e.g. having carpets or settee covers cleaned or major replacements deemed to have been caused by the
tenant will be deducted from the security deposit following inspection of the property once the property has been vacated.
Any deductions made will be duly justified by the owner e.g. copies of receipts.
If the security deposit is insufficient the tenant agrees to make up the sum to cover any costs.
The security deposit, minus any deductions will be returned, within 1 month of the rental.

6. Arrival and departure times
The tenant has no right to remain on the premises once the rental period specified in the contract has expired.
The letting period runs from 16.00 hrs on the day of arrival until 10.00 hrs on the day of departure.
Keys must be returned to the local key-holder by 10.00 a.m. on the final day of hire.

7. Cancellations:
The owner or local key-holder reserves the right to refuse to hand over the accommodation to anyone who, in their opinion, is not suitable to take
charge of the property. The owner also reserves the right to terminate the Contract at any time or remove any person or persons due to unreasonable
behaviour, damage to property or causing or likely to cause annoyance or offence. In such cases any refund would be entirely at the discretion of the
owner.
Any cancellation either by tenant or owner must be confirmed in writing.
If a tenant needs to cancel a booking the following cancellation conditions apply:

Tenants are required to acknowledge receipt of any refunds.
In most circumstances if the owner needs to cancel a booking a full refund will be offered. If however, cancellation is due to weather related incidents
and other 'Acts of God' the owner is not obliged to offer a full refund.
The owner may consider a request from a client to change the dates of the booking after confirmation has been issued, but please bear in mind that
changes cannot be guaranteed. Agreement will be given subject to all of the following conditions being met.:
- The request is received more than 6 weeks away from the start date.
- Availability of the alternative date.
- If a price difference occurs either way all monies must be paid in full by the obligatory party.
- The client pays an administrative fee of £30

8. Payment
Booking should be received within 7 days of a reservation being made. Bookings will not be secured until deposit has been received/cleared.
The balance should be paid 6 weeks prior to the rental with the exception of last-minute bookings (less than 6 weeks before start of rental) when the
full balance should be paid at time of booking.
If payments are not received on time the owner will contact the tenant with a reminder of the costs and payment methods. After this reminder the
booking will only be held for 10 days and if no payment is received and funds cleared within that time the property will be re-advertised.
Payment may be made by:
- Cheque (allow 5 working days to clear)
- Bank transfer - tenants will require internet banking and owners sort code and account number.
Tenants are responsible for any bank charges that are incurred by foreign transfers

9. Liability
The owner cannot accept any liability for:
- Any injury sustained by any person.
- Loss of, or damage to, any property brought onto the premises.
- Cars which are parked at owners risk.
- Noise, nuisance or disturbance resulting from building works, noisy neighbours or local events etc.
- Disruption of service from utility suppliers
- Closure of shops or amenities described in the property details.
- Any alterations, delay or cancellation or any other loss or damage caused by natural disasters and other events out of their control e.g. war, civil
strife, terrorist action, industrial disputes, fire, sickness, bad weather, epidemics, acts of any government or public authority.
Tenants should take out adequate travel insurance to cover them in the event of such circumstances.
